Would you like to invest in a chateau? Whether in the Paris region, the Loire Valley or the Dordogne, France abounds in chateaux for sale. Sotheby’s International Realty, experts in luxury real estate, can help you find and acquire the property that suits your project.

Can foreigners buy a castle in France?

Yes. Buying a castle in France is open to foreign buyers, with no restriction based on nationality or residence. The sale is completed before a notaire, the public officer who handles the transfer of title and collects the taxes due.

The purchase follows four stages:

  • viewings and shortlist, according to your project, region and the condition you are looking for;
  • offer, then a preliminary contract (compromis de vente); a 10-day cooling-off period then applies to a non-professional buyer;
  • due diligence on planning, easements, listed status and the condition of the building;
  • signature of the final deed (acte authentique) before the notaire.

A château can be bought in a personal name or through a company, such as a société civile immobilière (SCI), depending on your family and tax planning. Notary fees represent about 7 to 8% of the price for an older property. Tax residence changes the tax treatment, so a tax adviser should review your situation before you sign.

Castle, château or manor: which one to choose?

In France, the word château does not always mean a fortress. It covers medieval castles, Renaissance and classical residences and country mansions. A château commands its grounds with scale and presence; a manor, more intimate, belongs to a rural estate, and a gentilhommière is its countryside version.

The choice starts with the life you imagine: entertaining in grand reception rooms, living year-round on an estate of manageable size, or building a project around parkland or a vineyard. Our selection also includes manor houses and country houses.

Condition matters as much as style:

  • ready to live in: only routine maintenance is expected;
  • to restore: a restoration project of varying scale, to be assessed with an architect;
  • listed or registered: protected as a historic monument, with specific obligations and, sometimes, grants.

Value and running costs of a château

The value of a château depends less on its floor area than on the rarity of its history, its site and its condition. The purchase is only part of the commitment: maintaining an old building is a long-term undertaking.

  • the site: region, views, access and privacy of the estate;
  • the grounds: parkland, woods, outbuildings, vineyards;
  • architecture and period: original features such as panelling, staircases and roof frames;
  • condition and works to plan: roofs, façades, windows, utilities;
  • listed status, where applicable.

Châteaux advertised at low prices are usually in need of major restoration, and the works can weigh as much as the purchase itself. Day to day, the main items are the roof and frame, heating large volumes, grounds upkeep and, depending on the estate, staff. A maintenance budget is best planned before you buy, with a heritage architect for older buildings. Read about financing options.

Listed buildings: tax relief and grants

A château listed or registered as a historic monument may qualify for income-tax relief on maintenance and restoration costs, under conditions that include opening the property to the public. State or local grants may also support works on a protected building.

Listing brings obligations: works require authorisation, are supervised by the heritage authorities and must be entrusted to qualified professionals. A property within the setting of a protected monument also requires the opinion of the architecte des Bâtiments de France. A tax adviser and the notaire should validate the structure before purchase.

Frequently asked questions

Can a foreigner buy a castle in France?

Yes. The purchase is open to non-residents and is completed before a notaire.

How much does it cost to run a French château?

It depends on the size of the building, the condition of the roof, heating the large volumes, the grounds and staff. No standard budget applies: it is set property by property, with a heritage architect.

Are there tax benefits to owning a listed château?

A château listed or registered as a historic monument may qualify for tax relief on works, under conditions. A tax adviser should review your situation before purchase.

Why are so many castles for sale in France?

France holds one of Europe’s richest stocks of historic buildings, and the cost of upkeep or the passing of an estate between generations leads some owners to sell.

How do you finance the purchase of a château?

Financing is assessed case by case with your bank, according to the project and the condition of the building. See our financing page. Grants for restoration depend on the listed status.
